The Goodman Tract consists of approximately 450 acres of heavily forested land with approximately 6000 feet of frontage along the west side of US Highway 17 located derectly across US HWY 17 from the new Brunswick Forest residential development (3000+ lots), 3 miles south of Leland NC and 5 miles from Wilmington NC.  The tract also has several thousand feet of frontage along Lanvale Road (SR 1438), a rapidly developing thoroughfare connecting US HWY 17 and US HWY 74/76.  With the addition of a stoplight at the properties Lanvale Road and HWY 17 intersection, this tract is ideally suited for mixed commercial/residential development.

Brunswick County and the area surrounding Wilmington NC are currently one of the fastest developing areas in the US.  The areas’ affordable market, pro-development regulatory environment, mild climate and proximity to the Atlantic Ocean continue to provide a very attractive destination for retiring baby boomers, as well as, the general US demographic movement to the southeastern coastal plain.  The Wilmington NC area population is expected to grow by 37% by 2010.  The US Census Bureau has recently cited Brunswick County NC as the 14th fastest growing county in the United States.

The tract currently has approximately 100 acres located along HWY 17 and Lanvale Road that is zoned Commercial-Low Density (includes retail greater than 10,000 feet).  The remainder of the tract is zoned Commercial-Manufacturing.  Utilities currently located at the tract include water, sewer (large Capacity), gas, and high voltage electricity.  There are currently currently 2 existing access points onto the tract via HWY 17, one of which is located directly adjacent to the new traffic signal at the main entrance to Brunswick Forest development.  Other access is available at several locations along Lanvale Road.

The Goodman Tract is located in the heart of this rapidly developing area.  In addition to surrounding golf/residential subdivisions, there has been the opening of Lowes Home Improvement, Harris Teeter and a Walmart Supercenter.  Several new shopping centers and commercial building including Eckerds, Eddie Romanelli's and many other businesses including banks and large medical buildings have recently opened within a mile of the tract.  This tract is the last large undeveloped parcel located in this rapidly and very successfully developing area of Brunswick County.
