SUPPLY / SOUTHPORT
In October 2007, ATC and an Atlanta GA based Private Equity Fund completed the acquisition of the 1425 acre Supply/Southport Tract in Brunswick County NC. The property consists of industrial forestland and pasture located in the heart of coastal NC growth. The tract is located along the Hwy 211 Supply/Southport corridor, which continues to be a rapidly developing residential area. The Hwy 211 entrance to the tract is located 1.5 miles from the soon to be constructed Oak Island Connector which will provide new and direct access to the Atlantic Ocean. Predevelopment infrastructure (unpaved roads, drainage, under-story vegetation control, forest management plan, etc) has been established/executed. Utilities currently available at the tract include water, sewer, electricity, and gas. This tract is currently 50% wetland but contains an extensive drainage system, which has recently been enhanced allowing the percentage of uplands to increase to approximately 75% over the next 5 years. ATC expects a 300% gross return on the original investment over the next 5-7 years.
