In December 2008, Loamy, LLC, became fully operational as one of the largest concrete sand and gravel processing facilities in SC located on the largest permitted concrete sand reserve in SC. The disposition strategy for this land investment exemplifies ATC’s overall investment strategy of identifying and managing value components to add value to a land acquisition for future use and sale. ATC recognized that the value of this 1100 acre parcel not only included permitting and mining the large untapped subsurface component, but was also enhanced by its close proximity to Charlotte, NC, various recreational opportunities, timber production and future development of the 100 acre lake located within the property.
American Timberlands Company’s comprehensive plan for the Loamy land investment began with comprehensive subsurface testing, creating a mining business plan and assembling a team of “best in class” individuals, which includes mining and real estate development professionals. Revenue from mining concrete sand not only provides for significant investment returns, but will also facilitate the development of waterfront lots on a large tract in the path of Charlotte’s future growth. American Timberlands Company will manage the timber and develop the outdoor recreational opportunities including hunting, fishing and equestrian activity in preparation for a planned development at the conclusion of the project. The mining operation is expected to have a 20-year life coinciding with the expected appreciation in real estate value stemming from the anticipated growth of Charlotte.

About Loamy, LLC
Loamy, LLC was formed by a group of individuals experienced in the mining, timber, land investment and development, and real estate businesses in 2007 to locate, purchase, and develop aggregate sources in South and North Carolina, with an eye toward not only the aggregate potential of selected sites, but maximizing the real estate development potential of these sites as well. The site is almost equidistant and an approximately one-hour drive from Charlotte, NC, and Columbia and Florence, SC, and these areas are all growing rapidly. The Kershaw Sand site is located only four miles off SC 151, a major artery from Charlotte to Myrtle Beach. Camden, SC is only 30 minutes away as well. Loamy foresees a combination of permanent residences, vacation homes, and weekend cabins one day occupying prime locations around the mill pond and the associated ponds that will be constructed.
The Kershaw Sand Mine, located in Kershaw County, SC, is Loamy's first mining venture.
Development
After optioning the property, Loamy began an extensive reserves evaluation process. Loamy purchased the 1060 acre tract in July, 2007, and immediately began the process of modifying the existing 9-year old mining permit, which was held on a portion of the site by the previous property owners, to include the entire tract. Site development will begin in the late spring of 2008 and production of asphalt and red mortar sand will begin soon thereafter. The wet processing plant will be in place by September 1, 2008 and the complete line of various sand and gravel products will be available shortly thereafter. A fleet of new Caterpillar earth-moving equipment will move raw material to the dry and wet processing plants. The new Kolberg-Pioneer wet processing plant will be capable of processing 600 TPH of feed. The arrangement of the plant will be such that, with the addition of a second sand processing circuit, the feed rate can be increased to more than 1000 TPH.

Conservation
Every effort is being made to plan the mining and aggregate processing to protect the ecology of this extraordinary piece of real estate, as well as the tranquility of the neighborhood. Extended undisturbed buffer areas, screening berms, and a remote processing plant location will insure low impacts to adjoining property owners. Extended undisturbed buffers and minimal disturbance in advance of the mining process will protect the wetland resources along Buffalo Creek, around Raley's Mill Pond, and along the thousands of feet of federal and state jurisdictional waters that feed into the creek and mill pond. Mining will be conducted with an eye to the future development of the site, with Raley's Mill Pond as the central focus, but with ponds to be created within the mined areas serving as complements to the millpond.
Uncovering our history
The Kershaw Sand site abounds in history. TRC Solutions of Columbia has conducted a complete archaeological survey of the site and the State Historic Preservation Office of the SC Department of Archives and History is leading a program to identify and preserve Indian artifacts on the site. Three individual sites totaling approximately 13 acres have been identified as being eligible for the National Register of Historic Places by virtue of archaeological test digs that have identified artifacts dating from the earliest known inhabitants of North America, approximately 12,000 BC to the contact period in the 1600's.
Loamy plans to work with the University of South Carolina Institute of Archaeology and Anthropology to recover and catalog all artifacts from these three sites over the first five years or so of its operations on the property. Students from the university, as well as students from other university archaeological programs and local high schools, will have the opportunity to participate in this field laboratory during semester and summer breaks and other supervised times.
Further testing will be performed on two other sites totaling approximately six acres to determine if they qualify for the National Register and either artifact recovery or permanent protection.
Enjoy the area/Recreation
Loamy's customers, employees, and friends are invited to enjoy this sportsman's paradise. The property has been the home to the “Back 40 Wing and Clay” preserve for the last 16 years. Loamy intends to maintain future reserves on the property as habitat for deer, quail, dove, and turkey. The +/-100-acre Raley's Mill Pond will continue as a source for trophy-size bass and pan fish. The mill pond, a +/-40 acre beaver pond, and a planned pond along Lynches River will provide many exciting early mornings and late afternoons of quality duck hunting.
Be our guest - Loamy has restored and updated an antebellum cabin that overlooks Raley's Mill Pond for overnight and weekend getaways. Three bedrooms, a full kitchen, and a new screened porch with vistas of the mill pond and fiery sunsets will give its visitors many a restful hour after an early morning, late afternoon, or even all day of exciting hunting or fishing. In addition to the cabin, the mill cottage, situated at the pond dam, will also be available for extended stays on site.
